So the Boulder venture [see more here] .....lot's of questions and updates. It is so hard for me NOT to get emotionally attached to projects and this one is no exception. The problem is this house was bought to renovate and sell so profit is key!
Things you might want to do have to be weighed carefully because of that factor. And...well the "B" word is always lurking. Having to decide where to add the "WOW" takes a lot of thought.
The truth is.... appealing to women [because they seem to be the ones that hang out at home more] goes to the top of the list! Kitchens, master baths and laundry rooms gotta shine:)
This house is very traditional as you saw but I think adding a little modern will make it more appealing. Let's start with the custom stair railing [done by Atomic Forge and Welding in Boulder]. Unfortunately the stairs are not hardwoods so there will be wall to wall carpet going up.

After some searching I found it [Tuftex/ Victoria Falls] and within my budget!
It reminds me of this stair runner I used years ago [ a very expensive wool] and still get emails about how to find it!

So the planking went up....
And it will be painted BM Wrought Iron with an Ikea shelving unit for storage.

And....last up I have been working on a staging floor plan for the family room off the kitchen!
Here is my inspiration from Studio McGee
I love how modern and traditional this room feels at the same time!
My interpretation on a budget......

10. Side Table
Everything but the pillows came to 3,754.05 and of course we all know those could break the bank....at around 1500.00!
Here is the thing about staging furniture....it has to be cheap [duh] but not heavy cause there is always lots of moving it around:)
Last update...a better picture of the painted brick
Here are the paint colors I found on Pinterest...BM Classic Gray looks very white when painted on a whole house.
Hope you guys enjoy keeping up on these projects with me!
Have a great weekend.....
